We opened eleven partner projects in 2026. The list is not a portfolio in the corporate sense; every entry is an active mandate or an active channel-partner engagement, and every one earned its place by a specific fit with a specific buyer profile.
Three of the eleven are ready to move, which matters more than it used to. In a year when possession slippage is the single most common complaint on developer-buyer WhatsApp groups, being able to walk a buyer into a finished apartment, on a finished floor, with a lift that works and a clubhouse that is staffed, closes files faster than any brochure. Pacific Hills on Rajpur Road, Pacific Golf Estate on Sahastradhara Road, Joy Homes on Patel Road, and Yash Greens on Saharanpur Road all sit in this bucket. Each takes a different buyer.
Five are under construction, at different stages. Park Belles on the Mussoorie Road stretch of Malsi is the premium bet: two towers, 3 and 4 BHK only, above ₹14,500 per square foot. Shri Krishna Residency on GMS Road is the value counterpart, disciplined at 3 BHK only in the ₹90 Lakh to ₹1.30 Cr band. Pari Heights is a small block (eight units) with a large spec. Sikka Kingston Greens is the amenity-dense choice near Pacific Mall. Shivalik Greens is the wide-ladder JJ Buildtech address for buyers who want 1 BHK through 5 BHK in one development.
Two are ongoing, in the plot-and-hold sense. Gokuldham Estate near Haridwar is the plotted township for buyers thinking about a retirement or weekend address on the Rishikesh corridor. It sits 55 km from Jolly Grant, so it is not a Dehradun address in the daily-drive sense; it is a Haridwar address that Dehradun buyers reach through us.
And Antara Senior Living is the eleventh, in a category of its own: India's first purpose-built senior living community, 14 acres in the Purukul foothills, and the only address on our list built specifically for buyers over 55.
Eleven is a small number. We could have taken more. We took eleven because eleven is the number where we can still walk any one of them ourselves on a given afternoon, name every sales manager on site, and stand behind every RERA certificate we hand out. When the number grows, the accountability model has to grow with it, and we would rather protect the model than the count.
