A doorway, not a developer.
The Circuit House is Dehradun's sales and marketing partner for the city's most represented residential projects. We are not the builder. We are the people you walk through to reach a home worth owning, and we stay on the file from the introduction to the follow-up after handover.
Why circuit house.
Dehradun has a specific memory of the circuit house. It was the address where visiting officers stayed, where the district paperwork was signed, and where introductions were made over black tea before either party committed to a journey. The building had verandahs; the register recorded every guest; the welcome was formal without being cold.
We took the name because the register is what we do. We remember every walk-in, every site visit, every price a buyer was quoted on a Wednesday afternoon at a specific sales lounge. Real estate is a decision made over months, sometimes across a monsoon and a Diwali; the person who opens the door in month one should be the person who signs the file in month six. That is the standard.
Founder note, to be insertedThis paragraph is a placeholder for the founder's own origin story: how the practice started, which mandate came first, and which buyer or developer conversation shaped the way The Circuit House works today. Roughly one hundred words, in the founder's voice.
What we do differently.
Most Dehradun brokers work a wide book. They will introduce any project a buyer names. We work a small one. Eleven partner projects, all named, all walked, all with a sales manager we know by first name and a RERA certificate we can pull up on request.
Second: we do not push units that do not fit the brief. If a buyer wants a 3 BHK ready to move under ₹1.5 Cr and our panel does not hold one, we will say so and refer them elsewhere. The referral is not a lost lead; it is a relationship banked for the next file, which almost always arrives.
Third: we hold the paperwork ourselves. Allotment letters, RERA disclosures, sale agreements, registry appointments, and the post-handover follow up are all tracked in a single file per buyer. Nothing sits in a colleague's inbox for a month.
Who we work with.
On the developer side, we hold engagements with Pacific Development Corporation Ltd, Antara Senior Living Ltd (a Max India Group company), Sara Group, Kwality Smart Developers, Swastik Builders and Developers, Sikka Group, Pari Group, Yash Greens, JJ Buildtech, and SBTIL (Shree Balaji Township India Ltd). Each engagement is either an exclusive sales and marketing mandate or a channel-partner agreement, and each is disclosed on the specific project page.
On the buyer side, we work with families relocating from Delhi and NCR, NRI buyers returning to a Dehradun base, senior buyers looking at Antara or at ready-to-move inventory near a good hospital, and investors buying for yield on the Rajpur Road and Sahastradhara Road corridors.
We claim the placement, not the tower.
We can name every partner project without hedging, and we do. But we do not claim credit for the architecture, the amenities, or the developer's balance sheet. We claim the placement, the buyer relationship, and the doorway.
If we do not have a fact, we omit it rather than approximate. Prices we do not have are "on request." RERA numbers we cannot confirm are simply not shown. This is a credibility artefact, and a missing number is safer than a wrong one.
